Carrying on from Part 1…my written agreement was accepted on March 24th, 2025.
I didn’t need a buyer’s agent, but I did need to retain a lawyer to do the due diligence. We set an escrow period of 30 days, but that had to be extended a bit to make sure the inspections could happen. I wanted to do what I did here at the ranch: use the inspections as a “things that need my attention right away” list. (Longtime readers may remember how that went the first time around–see Locks, Alarms, Gates, and Septic Woes and Bad Pipes.)
In addition, there was one little thing that needed doing before I wired through the money: finally making the arrangement between Agent Smith and myself legally binding. That’s right, after being together for seventeen and a half years, we finally got hitched. This made purchasing the property easier for a variety of reasons. So on March 25, 2025, we went down to the County Recorder’s office and made things official. Obviously neither of us is sentimental, although I did have my something old, something new, something borrowed and something blue.
And then on May 16th I closed on the house. I promptly booked flights and on May 20th I headed to Little to commence the great purging.
